Wow, we are seeing new listings coming online pretty quickly, which is growing our inventory. I am betting that this is due to sellers watching the headlines and anticipating a rush of buyers from the recent rate drops. The effect on contracts seems a bit delayed but the prediction does seem to be coming true. This growth appears to be accelerating - when will they slow? We may never know!
𝗟𝗶𝘀𝘁𝗶𝗻𝗴𝘀 𝗨𝗻𝗱𝗲𝗿 𝗖𝗼𝗻𝘁𝗿𝗮𝗰𝘁 𝗔𝗿𝗲 𝗨𝗣 - 𝟲,𝟳𝟮𝟬 𝗼𝗻 𝟵/𝟭𝟱/𝟮𝟰 (𝟲,𝟱𝟲𝟱 𝗼𝗻 𝟴/𝟭𝟳/𝟮𝟰)
Yes!!! Finally!! We have something to talk about. We finally broke through the year over year numbers for listings under contract. This has happened for the first time since 2021. This means we are now turning a corner for general sales volume throughout the year. Will it be strong enough to counterbalance the increasing inventory??
𝗖𝗼𝗻𝘁𝗿𝗮𝗰𝘁 𝗥𝗮𝘁𝗶𝗼 𝗜𝘀 𝗨𝗣 -𝟯𝟵.𝟮 𝗼𝗻 𝟵/𝟭5/𝟮𝟰 (𝟰𝟬.𝟳 𝗼𝗻 𝟴/𝟭𝟳/𝟮𝟬𝟮𝟰)
At face value, we are seeing the contract numbers outpace the active listing growth. If this trend continues, we’ll see more inventory, but more contracts, which means more sales volume and a faster-paced market in general.
𝗖𝗿𝗼𝗺𝗳𝗼𝗿𝗱 𝗠𝗮𝗿𝗸𝗲𝘁 𝗜𝗻𝗱𝗲𝘅 𝗜𝘀 𝗗𝗢𝗪𝗡 - 𝟵𝟳.𝟯 𝗼𝗻 9/𝟭4/𝟮𝟰 (𝟵𝟵.𝟳 𝗼𝗻 𝟴/𝟮𝟰/𝟮𝟰)
Oops, this index seems to be showing the opposite of what we are seeing at the moment. Does it see something we don’t? If it continues this path, we would be expecting the market to transition to a buyer’s market fairly quickly.
It seems like we are in a period of transition. Anytime that happens, it is a guessing game as to where we will go and how fast it will happen.
